Construction calculator FAQs

Everything homeowners ask before they trust a calculator with multi-million-rupee decisions.

How much does it cost to build a 5 marla house in Islamabad or Rawalpindi?

At 2026 material and labor rates, a 5 marla house in Islamabad or Rawalpindi typically lands between PKR 12M and PKR 18M depending on location, finishing quality, and whether you include optional upgrades. Grey structure alone is roughly PKR 6M–8M, and finishing adds another PKR 6M–10M depending on tier. Use the calculator to plug in exact square footage and finishing level for a precise twin-cities estimate.

How much does it cost to build a 10 marla house in Islamabad in 2026?

A double-storey 10 marla house in Islamabad or Rawalpindi generally costs PKR 22M–35M in 2026, again depending on finishing tier and location. Bahria Town and DHA projects sit at the higher end due to society bylaws and premium expectations. A single-storey 10 marla build runs roughly PKR 14M–22M.

What is the construction cost per square foot in Islamabad in 2026?

Grey structure in Islamabad and Rawalpindi runs PKR 2,800–3,800 per sqft in 2026. Basic turnkey (grey + finishing) is roughly PKR 4,200 per sqft, standard is PKR 5,500 per sqft, and premium builds start at PKR 7,500 and can exceed PKR 12,000 per sqft for DHA/Bahria signature homes. Rates vary with steel/cement prices and are refreshed each quarter.

What is included in grey structure cost?

Grey structure includes excavation, foundation and DPC, RCC columns and slabs, brickwork walls, plastering, roof structure, and rough-in for electrical conduit and plumbing pipes. It does not include finishing items like tiles, paint, doors, kitchens, wardrobes, sanitary fittings, or electrical fixtures — those fall under the finishing budget.

What is included in finishing / turnkey cost?

Finishing covers all the work after grey structure: flooring (tiles, marble, or wood), false ceiling, paint and wallpaper, kitchen cabinetry and countertops, wardrobes, doors and windows, sanitary and bathroom fittings, electrical fixtures and switches, and exterior facade treatment. A turnkey estimate covers grey structure plus finishing so you receive a move-in-ready home.

Which areas of Islamabad and Rawalpindi does the calculator cover?

The calculator uses rate books tuned for the entire twin-cities region including DHA Phase 1–5, Bahria Town Phase 1–8, Gulberg Greens, Bani Gala, F-sectors, G-sectors, E-sectors, I-sectors, PWD, Soan Garden, Media Town, and most other Islamabad and Rawalpindi housing societies. CDA-, RDA-, DHA-, and Bahria-specific bylaws are factored into the assumptions.

Do the estimates include both grey structure and finishing?

Yes. By default the calculator shows complete turnkey costs. You can toggle finishing off to view grey-structure-only pricing, or switch between basic, standard, and premium finishing tiers for more granularity. The result panel shows the grey/finishing split so you can plan phase-wise cash flow.

How accurate is a construction cost calculator versus a formal BOQ?

A calculator gives you an educated estimate — typically within ±10–15% of a formal Bill of Quantities (BOQ). It is ideal for early planning, financing conversations, and comparing scenarios. Once you commit to a design, always get a proper BOQ from your contractor or from Khawbzar so material quantities, brands, and labor rates are itemized to your specific drawings.

Does the estimate include architectural drawings and approval fees?

No — the calculator focuses on construction cost (material + labor). Architectural drawings, structural drawings, and MEP designs typically add 1–2% of construction cost. CDA/RDA/DHA/Bahria approval and map fees are separate and vary by society and plot size. Boundary walls, gates, and landscaping are also optional add-ons not included by default.

Can I estimate commercial projects?

The commercial tab is under active development. Meanwhile, share your requirements with our team and we will provide preliminary shell-and-core BOQs for offices, retail, and mixed-use projects in Islamabad and Rawalpindi while the dedicated commercial calculator ships.
