Khawbzar builds in Islamabad and Rawalpindi. This house is the exception: it is in Sialkot, and we took it on because the client is a close friend.
He lived abroad for almost all of construction. Approvals were taken over the phone — materials, finishes, fittings — and he inspected the work in person only when he was home on vacation.
That arrangement only works if the person on site is willing to be held to what was agreed on a call. Every decision was confirmed back to him before it was executed, so nothing was chosen on his behalf and nothing had to be undone when he next walked through the door.
Finishing that carries the house
The finishing schedule runs on large-format porcelain throughout the ground floor, laid with tight joints so the pattern reads continuous from the entrance hall into the rooms. Ceilings are recessed and carry cove lighting.
The kitchen is a high-gloss run with a dark stone counter and a matching upstand. Doors, frames and the stair balustrade are wood, matched across every floor.
Room by room
Each room was given its own floor rather than one tile repeated through the house — marble-look porcelain in the hall, an onyx-tone floor in the front room, a black-and-white chequer in the bedroom. Wardrobes are built in and finished to match the kitchen.
Building a house from abroad is mostly about trust — you’re approving things you can’t see. Every time I came back on vacation, the work matched what we had discussed on the phone. Nothing had been decided for me while I wasn’t looking.
